How long does it take to sell my home?

New data contained in the FNB Estate Agent Survey for the 3rd quarter of 2016 shows further weakening in the local property sector in South Africa – both in market activity levels, and in the balance between demand and supply.

Agent stock constraints have alleviated, and the average time of homes on the market prior to sale has lengthened over the past two quarters, said John Loos, household and property sector strategist at FNB.

In 2013, however, the average time on the market was as much as 16 weeks and one day, improving dramatically to 12.4 weeks in 2014, and 12 weeks in 2015.

FNB noted that the average estimated number of viewers per show house rose to 10.92 in the thirds quarter, from 9.64 in the prior quarter, but the past year’s trend has been broadly sideways having declined in 2014/early-2015.

6 Things Estate Agents Do Behind the Scenes

It is said that on average, for every hour that a real estate agent spends with the homeowner of the property they are selling, they will spend around nine hours out of eyesight working on the seller’s behalf. The reason for this is fairly simple - if they don’t sell the property, they don’t get paid.
Goslett says an agent will work tirelessly to ensure that the property sales process is as hassle-free as possible for both the buyer and the seller.
This is according to Adrian Goslett, regional director and CEO of RE/MAX of Southern Africa, who says the majority of realestate agents work on a commission basis, meaning that they will only receive payment for their services if the property is sold.
While this is a risk, he says it is also highly motivating and pushes them to go the extra mile to ensure that the deal is closed.
“Unlike other professionals who bill their clients for the amount of time they spend working for them, agents run the risk of coming away empty-handed - this is simply the nature of the real estate industry.”

How to pay off your Bond in 10 years

If you’ve just bought your first home, the day your mortgage will be fully paid off and the property is really yours probably seems a long way off. 
Even if you don’t have a spare room to rent out, you can perhaps still make some extra cash to put towards your ‘bond liberation day’ by renting out a storage space, garage or carport.
This is according to Shaun Rademeyer, CEO of BetterBond, who says the good news is that there are tried and tested ways to bring that day much closer, and save yourself tens of thousands of rands in the process.

Now is the time to buy property

According to Tony Clarke, managing director of the Rawson Property Group, the best time to buy property was 20 years ago and now.
Thirdly, he says demand in many house price categories now exceeds supply, ensuring that year-on-year house price growth remains not far below 10 percent and this will also ensure that rentals continue to rise at around 7.5 percent per annum (above the inflation rate).
Clarke points to several reasons such as the fact that the US economy is steadily recovering slowly and this bodes well for South Africa because, like that of almost all other countries in the world, South Africa’s economy is heavily influenced by the US’s economic performance.

Interest rates hike and your money

In an unexpected move last week, the Reserve Bank of South Africa (SARB) hiked interest ratesby 50 basis points to 5.5 percent per annum from 5.0 percent as of 30 January, as a result, commercial banks raised their prime lending and variable mortgage rates to 9 percent per annum from the same date.
Lezanne Human, chief executive officer of FNB Savings and Investments, says this increase brings with it an increase in the cost of servicing debt, which means that manySouth Africans will have less disposable income than before.
According to Peter Attard Montalto, Nomura research analyst, they see this hike as the beginning of a 200 to 250 basis points hiking cycle that should be completed by the middle of 2015, in fact, he says we can expect another two hikes this year and most likely in the second half.
The key motivating factor behind the decision to raise the repo rate was the deterioration in the SARB’s assessment of the inflation outlook, explains Investec’s Annabel Bishop.
